Typical property types include land, residential subdivisions, single-family residential, condominium conversion and construction, apartments, industrial, office, medical office, self-storage, mobile home/RV parks and mixed use properties. |

Entitlement, development, construction, acquisition, rehabilitation, in-foreclosure, non-conforming, note hypothecations, stand-by commitments, bridge and cash-out. |
| Collateral: |
Primarily first mortgages. Will consider 2 nd mortgages on a case by case basis. |
| Region: |
Western United States and Hawaii with strong preference in California. |
| Note Interest Rates: |
10- 14% |
| Loan to Value Ratio: |
Land 50%; Other up to 70% |
| Term: |
6 months to 5 years |

| Personal Guarantees: |
Non-recourse loans made on case by case basis. |
| Third Party Reports and Expenses: |
No appraisal required. Borrower pays for third party reports as needed such as environmental, soils and engineering, as well as closing costs. |
